Establish Goals
It’s easy to get caught up in the excitement of buying a new home. This is especially true for first-time home buyers! A buyer’s agent is skilled at establishing goals with their clients and keeping the process on track.

Lender Assistance
Unless you’re a cash buyer, you will need to involve a lender in your transaction. A buyer’s agent can connect you with reputable lenders in your area, many of which they have established relationships with. This can make the process more fluid and less stressful.

Set Expectations
As a buyer, you will undoubtedly have expectations about the home buying experience. Timeline, for example. How soon are you looking to purchase? Do you need to be out of a prior residence at a particular time? Buyer’s agents will sit down with you and discuss the process from start to finish, while establishing expectations on both sides.

Home Showings
This is the fun part! Once you have established your goals and expectations and have your finances in order, a buyer’s agent will take you out to tour homes that meet your objectives. A good agent might show you a property that doesn’t fit the bill, but the idea here is to get you to understand and articulate what you do and do not like. For buyers, this is a great way to see what’s currently on the market.

Timeliness
Timing is everything when it comes to real estate, and homes go on and off the market daily. Working with a buyer’s agent means that they are the ones keeping their finger on the pulse of the market. If a home comes on the market that they think you should see, they can get you in on the same day, sometimes before other buyers have a chance. It’s also important that an agent networks closely with other local real estate agents. There may be some properties that aren’t yet on the market that you can have access to due to agent relationships.

Local Area Experts
Working with a buyer’s agent who is a local area expert where you are shopping for a home is paramount! Agents spend a lot of time forging relationships with other Realtors, and this can be really helpful in a seller’s market when houses are selling quickly. A great agent will have a proven track record in the local area you’re looking at, including a list of previously successful closings.

Offer Advice
When it comes time to make an offer on a property, a buyer’s agent is undoubtedly the best counsel. They have studied the comps and know the specifics of your property, which can help them advise you about crafting a strong and successful offer. They will also help you throughout the escrow process, working through disclosures, inspection reports, purchase agreements, and more. Having relationships with all different inspectors and service providers can also aid in a much smoother process.
